Rental Applicants and Residents

 

We are dedicated to protecting the privacy of your personal information, including your social security or other governmental identification numbers. We have adopted a privacy policy to help ensure that your information is kept secure. We follow all federal and state laws regarding the protection of your personal information.

 

How information is collected. You will be furnishing some of your personal information (such as your social security or other governmental identification numbers) at the time you apply for residency at our community. This information will be on the rental application form or other documents that you provide to us or to an apartment locator service; either on paper or electronically.

 

How the information is used. We may use this information in the process of verifying statements made on your rental application, such as your rental, credit or employment history. We may use the information when reviewing any lease renewal. We may also use it to assist us in obtaining payment from you or any money you may owe us in the future.

 

How the information is protected and who has access.  In our company, only authorized persons have access to your social security or other governmental identification numbers. We keep all documents containing this information in a secure area, accessible only by authorized persons. We limit access to electronic versions of the information to authorized persons only.

 

How the information is disposed of. After we no longer need your social security or other governmental identification numbers, we will store or destroy the information in a manner that ensures that no unauthorized person will have access to it. Our disposal method may include physical destruction or obliteration of paper documents or electronic files containing such information.

 

Locator services. If you found us through a locator service, please be aware that locator services are independent contractors and are not our employees – even though they may initially process rental applications and fill out lease forms. You should require any locator service you use to furnish you their privacy policy as well.

 

 

Statement of Qualifying Criteria

 

We require that all prospective residents meet the following qualifying criteria for approval of occupancy:

Applicant must be employed or have verification of income. We require monthly gross income to be at least three times the monthly rental rate. Self-employment will require the applicant's previous year’s tax return as income verification only with a bank statement from the last 30 days submitted to substantiate continued income.  An applicant that is not currently employed must provide proof of funds (current bank statement), which will equal the full term of the lease agreement. The applicant must have a minimum of 2 months work history at current employer.

Applicant must have a minimum of one-year verifiable rental history period. Verifiable rental history for a period of at least 12 months, in which all the lease terms have been satisfactorily fulfilled, is required. Negative rental history, eviction, or outstanding monies owed to a previous landlord could result in additional deposits, risk fees or potentially denial.

Applicant must physically reside in the apartment for which he or she is applying. Applicant must live in the rental unit and must disclose all persons who will be occupying the unit.   All persons 18 years or older must be a leaseholder and qualify for the unit with the applicant.

Credit history for a seven-year period prior to this application will be evaluated. Lack of credit history as well as discharged bankruptcies may result in application denial. Negative credit history, other than not fulfilling terms of at lease contract, will be considered providing there are more positive accounts than negative accounts. More than 30% of applicant's credit accounts showing negative remarks is unacceptable.

A criminal background check will be done on all applicants and any occupant 18 years of age or older. No felony convictions within the past five years will be accepted. No misdemeanor convictions against persons or property ,prostitution, or drug-related offenses will be accepted.

If you are inquiring about a rental unit, occupying limits have been established per unit size. Maximum number of persons allowed in this allowed is as follows:

o   Persons under the age of 6 months old will not count toward occupancy.

o   Upon renewal if occupancy restrictions are exceeded, a household may be asked to transfer or will not be offered a contract renewal.

We do business in accordance with the Federal Fair Housing Law. We do not discriminate against any person because of race, color, religion, sex, national origin, familial status, or disability.

Note: False information given on an application will be grounds for rejection of the application and no application fee, administrative fee or security deposit will be refundable.
